Are you a Property Developer looking for a good business opportunity overseas? Apply old school research.
Real Estate Market SpainOverseas investments opportunities for property developers do exist. But, how to spot them? First of all, you have to be continuously looking for potential opportunities overseas with the belief that it is there somewhere. Seeking property investment opportunities takes time, (less than you think), and a bit of perseverance. And if you do it yourself, instead of your broker, even better. Remember that opportunities are only for those who look for them. I believe that luck comes to those who look for it.

Once you are in the right frame of mind the next step is knowing where to look. You have several alternatives. The best one is the property portal. They are a source of unexpected jewels, particularly the “For Sale By Owner” listing. Get in there, invest time on Sunday afternoon or on Tuesday night after the news, and you will find it. It may take you some time, but be perseverant, because is there somewhere.

Next step is asking for more information and take special care in reading the answers you get. You should get an answer soon enough, in the next 2 days, answering your questions clearly and to the point. Beware of those responses that don´t ask you for your details and don´t care who is the person making the enquiry. If you have learned to read between the llines you are in the right path.

You know that, at the beginning, not everything about a business opportunity is what looks like, so ask for details, numbers and facts and see what the owner or the broker comes up with. The style of the answer you get is more important that its content. You are seeking an real opportunity; not a bargain or someone who is going to be difficult to deal with.

But, what the property analyst consider a GOOD business opportunity? The real good ones?
All of them agree that the property o land to be developed must contain these 4 facts:

1. The property or plot of land for sale usually is in an unexpected or not very well know location. Some of the best property opportunities present themselves in areas which are experiencing an increase in wealth, areas with unexploited hotspots.

2. The seller or owner should be willing to enter in a joint venture. This would give you the legal security you need and would save you some capital during construction. Nothing like to have a local partner with some interest in reducing costs and meeting completion times.

3. Licenses and permits should be in place to start building straightaway. It is not easy to find them, (and you have to check them thoroughly), but they do exist.

4. Look for undersupplied demand in a location. Too many investors do it in the reverse, find the land and then look for the demand; if you look for something then subconscious factors can sometimes make you find it.

5. An finally the most difficult of all; the property should have some environmental potential. Property buyers and tourists are increasingly informed and discerning in their choice of destination. The demand for sustainable tourism products and second homes in sustainable destinations and demand towards and organizations that embrace sustainable tourism practices is on the increase.

Of course, price is important, but not as much as many developers think. Pay a reasonable price, but never look for a bargain. Dont be fooled, genuine opportunities are rarely bargains. Look first the RIO and then the price. Negotiate the price, but never expect to get a bargain. The best choice is always a joint venture with the owner willing to contribute with the land.
